Re/Max determines Springfield/Spall to be most liveable neighbourhood in Metro Kelowna – Kelowna News

Springfield/Spall has been deemed Metro Kelowna’s most liveable neighbourhood in Re/Max’s 2024 Liveability Report.

The real estate company examined a wide range of criteria to determine the best neighbourhoods in 20 of Canada’s largest cities, and Springfield/Spall, located in central Kelowna, came out on top in this year’s report.

The rest of Kelowna’s top five liveable neighbourhoods are Kelowna North (downtown), Kelowna South (KGH), Rutland and Westbank Centre.

Re/Max partnered with Montreal-based data analytics company Local Logic to compile the lists of neighbourhoods within some of Canada’s biggest and growing real estate markets, based on liveability factors that Canadians said were most important to them in the Leger survey. Those factors are affordability, proximity to work, easily walkable, access to green spaces and parks, proximity to health or medical services, low-density neighbourhoods, proximity to public transit, easily driveable, proximity to preferred child care/schools, access to bike lanes/walking paths, a neighbourhood with diverse cultures and ethnicities, and high-density neighbourhoods.

In this year’s report, the most important liveability factors named by Canadians were affordability (44%), neighbourhood safety (10%), walkability and age of home (both 6%).

Springfield/Spall checks many of those boxes, which likely gave it the edge over other esteemed Metro Kelowna neighbourhoods.

Re/Max also asked its own agents to come up with their city’s best neighbourhoods in several categories, and the Metro Kelowna representatives came up with the following lists:

Top concerns for homebuyers in Kelowna are:

1. Wildfires, flooding or other natural disasters

2. Pollution in neighbourhoods

3. Overly crowded neighbourhoods

Top 3 liveability qualities buyers seek in Kelowna are:

1. Affordability

2. Views/neighbourhoods, which include good schools and amenities

3. Ease of access to downtown

Top 3 most affordable neighbourhoods:

1. Rutland

2. Glenrosa

3. Ellison

Top 3 up-and-coming neighbourhoods:

1. Smith Creek and Shannon Lake

2. Kelowna North

3. Lake Country

Top 3 most luxurious neighbourhoods:

1. Upper Mission

2. Wilden

3. Lakeview Heights

Re/Max agents were also asked to identify the “hottest” neighbourhood in their region—the ones buyers are most eager to get into—and in Metro Kelowna that was Kelowna South (KGH) because of its proximity to shopping, amenities, and Okanagan Lake within walking distance.
